IRA Non-Recourse Loan Programs
1-4 Unit Investment Property and Commercial Property Financing- Program One– Terms vary between a 6 month to 10 year terms with interest rates starting at 13% with a 6 month minimum interest guarantee, requires 40%-50% down payment, a minimum of 10% of the loan amount in reserves after closing. No minimum credit score is required, however evidence of how the loan will be repaid is required. Blanket loans may be considered on multiple properties that are a similar property type and all located within a close proximity. Renovation/New Construction loans requests are considered for financing between 50%-60% of the total project costs. Closing costs include 5% ($5,000 minimum) loan fee based upon the loan amount, an appraisal of $550, legal fee of $1,000, and standard title and recording charges. Apartment Building Financing – A 5, 7 or 10 year fixed rate with a 30 year amortization with interest rates between 5.50%-7.00%, requires a 25% down payment, a minimum debt service coverage ratio of 1.25, 90% or greater occupancy, a minimum of 10% of the loan amount in reserves after closing. Loan amounts between $750,000 - $10M considered. Closing costs include a 4% loan fee based upon the loan amount, an appraisal fee, third party reports, and standard title and recording charges.
Commercial Income Producing Property – 5/1 ARM starting at 7.50% with a 30 year amortization, requires a 50% down payment, a debt service coverage ratio of 1.25, a minimum of 15% of the loan amount in reserves after closing. Loan amounts between $50,000- $700,000 considered. Closing costs include 4% loan fee (minimum of $5,000) based upon the loan amount, an appraisal fee, third party reports, underwriting fee of $1,000, and standard title and recording charges.
